    Property Evaluation & Rental Market Analysis

    Austin Lone Star Realty and Lone Star 1 Leasing will provide a No-Charge Market Evaluation of your property. We can advise you on how to achieve the best possible return on your investment. We can evaluate your property for rental comps and the expected time frame in which we could lease your property.

    Marketing Your Property

    We advertise your property for lease with the appropriate mix of advertising methods in order to lease your property efficiently. We will install a “For Lease” sign at the property, post the listing on our website, share the listing with leasing firms through the Austin Board of REALTORS®, and post the listing on a variety of real estate websites.

    Screening Prospective Tenants

    We thoroughly screen tenants for our owners so that we have well qualified tenants who have the ability to pay the rent. We start the screening process at the first phone call or internet contact, then move to the written application. We screen tenant prospects for rental history, income and credit worthiness, and also screen for criminal or civil history including any past evictions. Our goal is to find good tenants who have the ability to pay the rent over the term of the lease.

    Signing the Lease

    Once we have an accepted tenant prospect, we meet with the tenant and sign the Texas Association of Realtors lease. We provide you with a copy of the lease.

    Collecting the Rent

    Most leases are written for the rent to be due in the office on the first day of the month. Late fees are calculated based upon the rent due date and the grace period in the lease. We provide you with accurate monthly reports for rents collected, repairs paid and the management fees paid each month. You will be able to see at a glance yearly reports on income and expenses associated with your rental property.

    Moving Tenants Out

    A tenant is required to provide us written notice to vacate the property. We will pull rental comps for you. We will perform a walk through and make the necessary repairs and improvements to get the property rentable. We then review the Move-In Condition form so that we can subtract charges that are deemed to be those of the tenant against the security deposit.

    Returning the Security Deposit

    By law, a landlord has 30 days to return the security deposit of a tenant who has vacated a property or to provide that tenant with a statement of security explaining the disposition of those funds. We perform this service for you as a part of our management services.

    Maintaining the Property

    We strive to provide a timely response to repairs as this is a benefit to owners and to tenants alike. Maintaining a rental unit in god condition is important to retain renters and when the property is vacant, to attract new renters. We will contact you to inform you of repairs requested by the tenant and to get approval for repairs over the amount stipulated in the management agreement unless the service is deemed an emergency.

    How it works:

    In order to keep your financials secure, we use a state of the art portal system which communicates with your email.

    Each time you wish to view your reports, you must visit the portal and enter in your email address. You will be emailed a single-use link where you can view your statements. This link does not have a time limit, however, it will only work once.
